3 计算建筑面积的规定

301 单层建筑物的建筑面积,应按其外围勒脚以上结构外围水平面积计算。并应符合下列规定:
1
. 单层建筑高度在2.2及以上者应计算全面积,高度不及22者应计算1/2面积。

. 利用坡屋顶内空间时,板顶下面至楼面的净高度超过21的部位应计算全面积;净高在120210的部位应计算1/2面积;净高不足120的部位不应计算面积。

02 单层建筑物内设有局部楼层者,局部楼层的二层及以上楼层,有围护结构的应按其维护结构外围水平面积计算,无维护结构的应按其结构地板水平面积计算,层高在220及以上者应计算全面积;层高不足220者应计算1/2面积。

03 多层建筑物首层应按其外墙勒脚以上结构外围水平面积计算,二层及以上楼层应按其外墙结构外围水平面积计算,层高在2.2及以上者应计算全面积,层高不足22者应计算1/2面积。

04 多层建筑物坡屋顶和场馆看台下,当设计加以利用时净高超过2.10的部位应计算全面积,净高在122.1的部位应计算1/2面积,当设计不利用或室内净高不足1.2时不应计算面积。

05 地下室,半地下室《车间,商店,车库,仓库等》,包括相应的有永久性顶盖的出入口, 应按其外墙上口《不包括采光井,外墙防潮及其保护墙》外边线说所围水平面积计算。层高在220及以上者应计算面积,层高不足2.20者应计算1/2面积。

06 坡地的建筑物吊脚架空层,深基础架空层,设计加以利用并有围护结构的,层高在2.20及以上的部位应计算全面积;层高不足2.20的部位应计算1/2面积。设计加以利用,无维护结构的建筑吊脚架空层,应按其利用部位水平面积的1/2计算;设计不利用的深基础架空层,坡地吊脚架空层,多层建筑坡屋顶内,场馆看台下的空 间不应计算面积。

07 建筑物的门厅,大厅按一层计算建筑面积,门厅,大厅内设有回廊时,应按其结构底板水平面积计算。回廊层高在2.20及以上者应计算全面积;层高不足2.20者应计算1/2面积。

08 建筑物间有围护结构的架空走廊,应按其维护结构外围水平面积,层高在2.20及以上者应计算全面积;层高不足2.20者应计算1/2面积。由永久性顶盖无维护结构的应按其结构底板水平面积的1/2计算。

09 立体书库,立体仓库,立体车库,无结构层的应按一层计算,有结构层的应按其结构层面积分别计算。层高在2.20及以上者应计算全面积;层高不足2.20者应计算1/2面积。

010 有围护结构的舞台灯光控制室,应按其围护结构外围水平面积,层高在2.20以及以上者应计算全面积,层高不足2.20者应计算1/2面积。

011 建筑物外围有围护结构的落地橱窗,门斗,挑廊,走廊,檐廊,应按其围护结构外围水平面积极算,层高在2.20及以上者应计算全面积;层高不足2.20者应计算1/2面积。由永久性顶盖无围护结构的应按其结构底板水平面积的1/2计算。

015 建筑物内的室内楼梯间,电梯井,观光电梯井,体悟井,管道井,通风排起竖井,垃圾道,附墙烟窗应按建筑物的自然层计算。

016 雨蓬结构的外边线至外墙结构外边线的宽度超过2.10者,应按雨蓬结构板的水平投影面积的1/2计算。

020 高低联垮的建筑物,应以高跨结构外边线为界分别计算建筑面积,,其高低跨内部连通时,其变形缝应计算在低跨面积内。

021 以幕墙作为围护结构的建筑物,应按幕墙外边线计算建筑面积。

022 建筑物外墙外侧有保温隔热层,应按保温隔热层外边线计算建筑面积。

024 下列项目不应计算建筑面积:

. 建筑物通道《骑楼,过街楼的底层》。

. 建筑物内的设备管道夹层。

. 建筑物内分隔的单层房间,舞台及后台悬挂幕布,布景的天桥,挑台等。

. 屋顶水箱,花架,凉棚,露台,露天游泳池。
5
. 建筑物内的操作平台,上料平台,安装箱和罐体的平台。
6
. 勒脚,附墙柱,垛,台阶,墙面抹灰,装饰面,镶贴块料面层,装饰性空调室外机搁板《箱》,飘窗,构件,配件,宽度在2.10及以内的雨蓬以及与建筑物内不相联通的装饰性阳台,挑廊。

. 无永久性顶盖的架空走廊,室外楼梯和用于检修,消防等的室外钢楼梯,爬
梯。
8
. 自动扶梯,自动人行道。

. 独立烟窗,烟道,地沟,由《水》罐,气柜,水塔,除油《水》池,储仓,
栈桥,地下人防通道,地铁隧道。

总则

O1我国的《建筑面积计算规则》是在20世纪70年代依据前苏联的做法结合我国的情况制订的.1982年国家经委基本建设办公室(82)经基设字58号印发了《建筑面积计算规则》是对20世纪70年代制订的《建筑面积计算规则》的修订。1995年建设部发布《全国统一建筑工程预算工程量计算规则》(土建工程GJI)cz10195),其中含“建筑面积计算规则”(以下简称“原面积计算规则”)。是对1982年的《建筑面积计算规则》的修订。一直以来,《建筑面积计算规则》在建筑工程造价管理方面起着非常重要的作用,是建筑房屋计算工程量的主要指标,是计算单位工程每平方米预算造价的主要依据。是统计部门汇总发布房屋建筑面积完成情况的基础。目前,建设部和国家质量技术监督局颁发的《房产测量规范》的房产面积计算,以及《住宅设计规范》中有关面积的计算,均依据的是《建筑面积计算规则》。随着我国建筑市场发展,建筑的新结构、新材料、新技术、新的施工方法层出不穷,为了解决建筑技术的发展产生的面积计算问题,使建筑面积的计算更加科学合理,完善和统一建筑面积的计算范围和计算方法,对建筑市场发挥更大的作用。因此,对原《建筑面积计算规则》予以修订。考虑到《建筑面积计算规则》的重要作用,此次将修订的《建筑面积计算规则》改为《建筑工程建筑面积计算规范》(以下简称“本规范”)

02本规范的适用范围是新建、扩建、改建的工业与民用建筑工程的建筑面积的计算,包括工业厂房、仓库,公共建筑、居住建筑,农业生产使用的房屋、粮种仓库、地铁车站等的建筑面积的计算。

计算建筑面积的规定
3
01本规范规定建筑面积的计算是以勒脚以上外墙结构外边线计算。勒脚是墙根部很矮的一部分墙体加厚,不能代表整个外墙结构,因此要扣除勒脚墙体加厚的部分。

02单层建筑物应按不同的高度确定其面积的计算。其高度指室内地面标高至屋面板板面结构标高之间的垂直距离。遇有以屋面板找坡的平屋顶单层建筑物。其高度指室内地面标高至屋面板最低处板面结构标高之间的垂直距离。
关于坡屋顶内空间如何计算建筑面积,我们参照了《住宅设计规范》的有关规定,将坡屋顶的建筑按不同净高确定其面积的计算。净高指楼面或地面至上部楼板底或吊顶底面之间垂直距离。

03多层建筑物的建筑面积计算应按不同的层高分别计算。层高是指上下两层楼面结构标高之间的垂直距离。建筑物最底层的层高,有基础底板的按基础底板上表面结构至上层楼面的结构标高之间的垂直距离;没有基础底板指地面标高至上层楼面结构标高之间的垂直距离,最上一层的层高是其楼面结构标高至屋面板板面结构标高之间的垂直距离,遇有以屋面板找坡的屋面,层高指楼面结构标高至屋面板最低处板面结构标高之间的垂直距离。

04多层建筑坡屋顶内和场馆看台下的空间应视为坡屋顶内的空间,设计加以利用时,应按其净高确定其面积的计算。设计不利用的空间,不应计算建筑面积。

05地下室、半地下室应以其外墙上口外边线所围水平面积计算。原计算规则规定按地下室、半地下室上口外墙外围水平面积计算,文字上不甚严密,“上口外墙”容易理解为地下室、半地下室的上一层建筑的外墙。由于上一层建筑外墙与地下室墙的中心线不一定完全重叠,多数情况是凸出或凹进地下室外墙中心线。

06建于坡地的建筑物吊脚架空层(见图1)

Construction area of single-storey building shall be measured in accordance with outlying horizontal area of structure above exterior wall plinth. Such measurement shall comply with the following provisions:

  1. For single-storey building with a height of 2.20m or above, whole area shall be measured; and for that with a height less than 2.20m, 1/2 area shall be measured.

  2. When space within pitched roof is used, the part where clear height from lower surface of roof to floor exceeds 2.10m shall be measured on a whole area basis; the part where clear height is between 1.20m-2.10m shall be measured on a 1/2 area basis; and area of the part where clear height is less than 1.20m shall not be measured. 

3.0.2 For single-storey building with flat layers as part of itself, the second and above layers of such flat layers, which are provided with envelop enclosure, shall be measured in accordance with outlying horizontal area of the envelop enclosure, and that without envelop enclosure shall be measured in accordance with horizontal area of its structural bottom plate. In case storey height is 2.20m and above, a whole area shall be measured; or otherwise, 1/2 area shall be measured.

3.0.3 For multi-storey buildings, the ground floor shall be measured in accordance with outlying horizontal area of structure above its exterior wall plinth; the second and above floors shall be measured in accordance with outlying horizontal area of its exterior wall structure. In case storey height is 2.20m and above, a whole area shall be measured; or otherwise, 1/2 area shall be measured.

3.0.4 When space in pitched roof of a multi-storey building and below stadium stand is designed for use, the part where clear height from lower surface of roof to floor exceeds 2.10m shall be measured on a whole area basis; the part where clear height is between 1.20m-2.10m shall be measured on a 1/2 area basis; and when such space is not designed for use or indoor clear height is below 1.20m, the area shall not be measured.

3.0.5 Basement, semi-basement (workshop, store, station, garage, warehouse and etc.), including corresponding entrances and exits equipped with permanent cap, shall be measured in accordance with the horizontal area surrounded by outside line of its exterior wall upper opening (excluding light well, exterior wall dampproof course and its protective wall). In case storey height is 2.20m and above, a whole area shall be measured; or otherwise, 1/2 area shall be measured.

3.0.6 Should suspending empty space and deep foundation empty space of slope building be designed for use and equipped with an envelop enclosure, in case storey height is 2.20m and above, a whole area shall be measured; or otherwise, 1/2 area shall be measured. For building suspending empty space designed for use but without any envelop enclosure, its area shall be measured in accordance with 1/2 horizontal area of its utilized part; area of deep foundation empty space, slope field suspending empty space, as well as space in multi-storey building pitched roof and below stadium stand, which is not designed for use, shall not be measured.

3.0.7 Construction area of building foyer and hall shall be measured as a floor. The foyer and hall equipped with cloister shall be measured in accordance with horizontal area of its structure bottom plate. In case storey height of the cloister is 2.20m and above, a whole area shall be measured; or otherwise, 1/2 area shall be measured.

3.0.8 For bridge way with an envelope enclosure between buildings, its construction area shall be measured in accordance with outlying horizontal area of its envelope enclosure; In case storey height is 2.20m and above, a whole area shall be measured; or otherwise, 1/2 area shall be measured. Construction area of a bridge way with permanent cap but without envelop enclosure shall be measured in accordance with 1/2 horizontal area of its structural bottom plate.

3.0.9 Area of three-dimensional stack room, warehouse and garage without structural storey shall be measured as a floor, and that with structural stories shall be measured respectively in accordance with area of its structural stories. In case storey height is 2.20m and above, a whole area shall be measured; or otherwise, 1/2 area shall be measured.

3.0.10 Stage lighting control room with envelop enclosure shall be measured in accordance with outlying horizontal area of the envelop enclosure. In case storey height is 2.20m and above, a whole area shall be measured; or otherwise, 1/2 area shall be measured.

3.0.11 Construction area of French window, foyer, overhanging corridor, corridor gollory and eaves gollory with envelop enclosure outside the building shall be measured in accordance with outlying horizontal area of the envelop enclosure. In case storey height is 2.20m and above, a whole area shall be measured; or otherwise, 1/2 area shall be measured. Construction area of a bridge way with permanent cap but without envelop enclosure shall be measured in accordance with 1/2 horizontal area of its structural bottom plate.

Construction area of a stadium stand with permanent cap but without envelop enclosure shall be measured in accordance with 1/2 horizontal projection area of its cap.

3.0.13 For staircase, water tank room, elevator machine room and etc. with envelop enclosure on top of a building, in case storey height is 2.20m and above, a whole area shall be measured; or otherwise, 1/2 area shall be measured. 

3.0.14 For building with an envelop enclosure that is not vertical to the horizontal surface but runs out of bottom plate outer edge, its construction area shall be measured in accordance with outlying horizontal area of its bottom plate surface. In case storey height is 2.20m and above, a whole area shall be measured; or otherwise, 1/2 area shall be measured.

3.0.15 Construction area of indoor staircase, lift shaft, sightseeing lift shaft, hoist shaft, pipe shaft, ventilation shaft, refuse chute and wall-attached chimney within a building shall be measured in accordance with its floors.

3.0.16 Should the width from outside line of canopy structure to that of exterior wall structure exceed 2.10m, construction area shall be measured in accordance with 1/2 horizontal projection area of canopy structural plate.

3.0.17 For outdoor stairs with a permanent cap, their construction area shall be measured in accordance with horizontal projection area of building floors.

3.0.18 Construction area of building balcony shall be measured in accordance with its 1/2 projection area.

3.0.19 Construction area of car shed, goods shed, platform, gas station, toll station and etc. with permanent cap but without envelop enclosure shall be measured in accordance with 1/2 horizontal projection area of its cap.

3.0.20 For low-high span building, construction area shall be respectively measured as bounded by outside line of high span structure; when low and high spans are communicated internally, its deformation joint shall be measured in low span area.

3.0.21 For building taking curtain wall as envelop enclosure, its construction area shall be measured as bounded by outside line of the curtain wall.

3.0.22 For building whose exterior wall is equipped with thermal insulation layer, its construction area shall be measured as bounded by outside line of the thermal insulation layer.

3.0.23 Expansion joint within the building shall be combined based on its floor and measured in area of the building.

3.0.24 Area of the following items shall be measured:

   1. Passage (ground floor of overhang and arcade).

   2. Equipment pipeline lamination within building.

   3. Partitioned single-storey room, stage, background hanging curtain, scenic overbridge, cantilever platform and etc. in the building.

   4. Water tank, floor stand, mat shed, balcony and open-air swimming pool on roof.

   5. Operating platform, feed platform, installation case and tank platform in the building.

   6. Plinth, wall-attached pillar, buttress, step, wall plastering, decorative surface, inlaid block facing, decorative curtain wall, air-conditioning outside unit shelf (case), bay window, structures, accessories, canopy with a width of 2.10m or below, as well as non-communicated decorative balcony and overhanging corridor in the building.

   7. Bridge way and outdoor stairs without permanent cap, as well as outdoor steel stairs and ladders used for maintenance and fire fighting

   8. Escalator, moving sidewalk

   9. Independent chimney, flue, trench, oil (water) tank, gas holder, water tower, oil (water) reservoir, bin, trestle, underground civil air defense passage and subway tunnel.

Standard Measurement for Construction Area of Building

GB/T 50353-2005

Explanation

 

1 General Provisions

1.0.1 Chinese Calculation Rules of Construction Area was formulated in 1970s, with reference to Soviet’s practice, and taking Chinese condition into account. In 1982, Infrastructure Office of State Economic Commission printed and distributed Calculation Rules of Construction Area ((82) J.J.S.Zi No. 58), which was a revision made to the aforesaid rules. In 1995, the Ministry of Construction promulgated Calculation Rules of National Unified Budget Quota of Construction Engineering (civil work GJDCZ-101-95), containing “Calculation Rules of Construction Area” (hereinafter referred to as “original Calculation Rules of Construction Area”). It was a revision made to the Calculation Rules of Construction Area promulgated in 1982.

The Calculation Rules of Construction Area has been played an important role in cost management of construction engineering, and has been a major indicator of building construction workload calculation, main reference for calculation of budgeted cost of each square meter of unit project, and the basis on which statistic department publicizes completion of building construction area in a summarized way. At present, both real estate area calculation in the Specifications for Estate Surveying enacted by the Ministry of Construction and State Bureau of Quality and Technical Supervision and area-related calculation in the Design Code for Residential Buildings refers to the Calculation Rules of Construction Area. Following development of Chinese construction market, new construction structures, new building materials, new construction technology and new construction methods have emerged in an endless stream. The original Calculation Rules of Construction Area was revised for the purposes of solving area calculation issues came out following development of construction technologies, making construction area calculation more scientific and reasonable, improving and unifying calculation scope and calculation method of construction area to enable it to play a more significant role in construction market. Considering significance of the Construction Rules of Construction Area, the revised Construction Rules of Construction Area was renamed as Standard Measurement for Construction Area of Building (hereinafter referred to as “the Standard”).

1.0.2 The Standard covers construction area measurement of new built, expanded and reconstructed industrial and civil work, including construction area measurement of industrial plant, warehouse, public building, residential building, buildings for agricultural production, foodstuff seed warehouse, subway station and etc.

 

3 Provisions on Measurement of Construction Area

3.0.1 For purpose of the Standard, construction area is measured as bounded by outside line of exterior wall structure above plinth. Plinth is part of low thickened wall at root of the wall, thus failing to represent the whole exterior wall structure. Therefore, the thickened wall of the plinth shall be deducted.

3.0.2 Area measurement of single-storey building shall be determined in accordance with different height. Such height means the vertical distance between indoor ground elevation and roof board surface structural elevation. In the event of flat roof single-storey building that makes slope by roof board, its height means the vertical distance between indoor ground elevation and roof board surface structural elevation.

With respect to construction area measurement of space in pitched roof, we determine area measurement of pitched roof buildings according to different clear height with reference to the Design Code for Residential Buildings. Clear height means vertical clearance between floor or ground and upper floor bottom or ceiling bottom.

3.0.3 Construction area of multi-storey building shall be respectively measured in accordance with different storey height. Storey height means vertical distance between structural elevation of upper and lower floors. For ground floor with foundation slab, storey height means vertical distance between elevation of foundation slab upper surface structure to upper floor structure; and for that without foundation slab, storey height means vertical distance between ground elevation and upper floor structure elevation; for the highest floor, storey height means vertical distance between floor structure elevation and roof board surface structural elevation; in the event of roof making slope by roof board, storey height means vertical distance between floor structure elevation and board structure elevation at lowest part of the roof board.

3.0.4 Space in pitched roof of multi-storey building and below stadium stand shall be deemed as space in pitched roof. When such space is designed for use, its area measurement shall be determined based on its clear height. And construction area of the space not designed for use shall not be measured.

3.0.5 Construction area of basement and semi-basement shall be measured in accordance with horizontal area surrounded by outside line of its exterior wall upper opening. The original Calculation Rules stipulated to measure in accordance with outlying horizontal area of exterior wall of basement and semi-basement upper opening, which was not rigid literally, as “exterior wall of upper opening” would be easily understood as exterior wall of upper floor of the basement and semi-basement. Because central lines of the immediate upper building exterior wall and basement wall not always completely overlap, in most cases, central line of the immediate upper building exterior wall protrudes or dents on that of basement exterior wall.
